More Luxury Housing for Brooklyn

An adaptive reuse springs up in the Williamsburg area of Brooklyn. Also, Skanska breaks ground in New Jersey.

New Look for Old Brooklyn Factory

Construction continues on a 200,000-sq-ft luxury condominium in the Williamsburg neighborhood of Brooklyn.

The new six-story building will include 114 loft residences, as well as nine three-story townhouses, each with three bedrooms and two and half baths.

The lofts will feature 10-ft ceilings, oversized windows and wall-to-wall lapacho walnut flooring. The nine townhouses will include private, grassed backyards and a second floor terrace.

CaesarStone countertops, lacquer and glass cabinetry with wenge details, as well as appliances by Miele, Bosch, SubZero and Liebherr will be included in the kitchens. Baths will have Pietra Piasentina tile, custom wenge vanities, glass showers, marble benches, rainwater showerheads and soaking tubs.

“We wanted to create a building that offers buyers a complete package of features,” said Douglas Steiner, chairman of Steiner NYC, the project’s developers. “Eighty Metropolitan will be one of Brooklyn’s premier buildings, with great layouts, breathtaking views, luxury amenities and top-of-the line finishes.”

GreenbergFarrow Architects of New York served as the project's architect and architect Andres Escobar, also of New York, was retained for the interior design. Hudson Meridian is the general contractor and Steiner NYC vice president and director of construction Lou Madigan is the construction manager for 80 Metropolitan.

“A Building Design that is contextual to the Williamsburg Community sets it apart from other residential developments in the neighborhood,” explained Jay Overbye, vice president of Halstead Property, the sales marketing firm for the project. “It has highest quality development in Williamsburg, brilliant views of Manhattan and the Williamsburg Bridge and the strongest amenities in Williamsburg.”

Amenities will include a pool, fitness center, yoga room, media lounge, zen garden, 24-hour attended lobby and resident manager.

Residents will also have the opportunity to purchase one of 24 rooftop cabanas, enclosed, private parking spaces and storage units.

The Old Dutch Mustard Factory previously stood on the premises, as part of the Brooklyn Waterfront area, which is a section of Williamsburg’s historical industrial fabric and was listed as one the 11 Most Endangered Places of 2007 by The National Trust for Historic Preservation.

Work started on the project in May 2007 and the condominiums will be ready for occupancy by December 2008.

Added Luxury for Park Avenue

Work is expected to wrap this year on the latest luxury residential addition to Park Avenue South, according to developers Espais Promocions Immobillaries and Arcon Solutions.

The new condominiums at 39 East 29th Street will include a landscaped roof deck with two barbeque grills and plush seating. It will also have a fitness center with a yoga room, refrigerated storage for grocery deliveries, an on-site parking facility, storage units and an espresso bar. Twenty9th Park Madison will also feature Coldwell Banker Hunt Kennedy’s Concierge Service Program.

The 34-story, 147,800-sq-ft complex will have 142 studio, one- and two -bedroom residences. Each will include floor-to-ceiling windows to emphasize natural light, wenge wood cabinetry, crystal white countertops and accents of stainless steel. Kitchens will also feature wenge wood paneled Sub-Zero refrigerators, Sharp stainless-steel microwaves, Thermador ovens and cooktops and wenge wood paneled Fisher-Paykel dishwashers. All residences will have Bosch stacked washer/dryer units.

New York-based H. Thomas O’Hara Architects designed the building

Construction managers Gotham Construction Company of New York began work on Twenty9th Park Madison in November 2006.

Skanska Breaks Ground in New Jersey

Construction managers Skanska USA recently broke ground on an industrial project in New Jersey.

The new structure will be a 60,000-sq-ft addition to the Robertet Flavors Inc. manufacturer facility on Circle Drive North in Piscataway. When completed in the end of 2008, the new building will be approximately 180,000 sq ft. The addition is one story, with a 5,000 sq ft partial mezzanine floor.

The new, $12 million addition to the factory will house a liquids compounding area, an expansion of its warehousing capacity, an office mezzanine and a variety of support spaces. The addition is expected to almost double Robertet’s capacity to produce both small and large batch quantities of compounds and enable the company to meet the needs of its expanding flavors business. Robertet Flavors would not return calls for comment.

The building will be constructed from steel framework with precast architectural panels at the perimeter walls. An independent electrical service will be added to the new structure, as well as a new sanitary sewer and water and process waste disposal systems. It also will contain a bulk materials tank farm for raw materials as well as a finished goods storage tank, according to Skanska.

“Working adjacent to the existing flavors building, very tight site with little open space and aggressive construction schedule were the most challenging aspects of the project,” said Skanska’s Project Executive Greg Korab.

Cornerstone Architectual Group has been retained as the architects for the project and Becht Engineering are the engineers of record.

With a background in flavor/fragrance process work, Skanka said the project is currently on schedule with no anticipated delays.
