Landfills to Become Golf Courses

Ground was broken on a $1 billion project that will transform more than 700 acres of landfills into golf courses in New Jersey's Meadowlands District.

The Meadowlands Golf Project is being developed by EnCap Golf, a Cherokee Investment Partners company in Lyndhurst, N.J. The central component of the golf project is the clean up and remediation of landfills and the construction of two first-class golf courses, related amenities and the preservation of hundreds of acres of open space.

In addition, the project will include a business hotel and luxury resort with 750 rooms, 100,000 sq. ft. of retail space, 750,000 sq. ft. of office space, 1,130 active-adult apartments and condominiums and 850 open-market apartments and condominiums.


Asbury Park Project Gets Green Light

A waterfront redevelopment project in Asbury Park, N.J., has received approval from the New Jersey Department of Environmental Protection clearing the way for construction to begin.

When construction is completed, the Asbury Park revitalization project will include 3,164 residential housing units, 2-story townhouses, 4- to 8-story condominiums and apartment units, 450,000 sq. ft. of mixed commercial/retail and entertainment facilities. The project also includes six miles of roadway and utility infrastructure rehabilitation, park reconstruction, boardwalk reconstruction, and traffic signal improvements.




Tower with Mosque School under Construction

A $103 million 41-story residential tower is under construction at 2157 East 96th Street in Manhattan's Upper East Side neighborhood.

HRH Construction began construction in February on the tower which is being developed by the Related Companies. The reinforced concrete tower with a brick façade will have 473 rental and condominium apartments. It will also include a school for the Islamic Center mosque, its existing neighbor.

HLW is the design architect on the project, the Rockwell Group is designing interior space and Ismael Leyva Architects is the executive architect and designer of the residences. When construction is complete in November 2005, a parking garage and cellar will occupy the two below-grade floors. The retail and commercial space mosque school is to occupy the majority of the first, second and third floors.


Park Avenue Place on the Rise

A new 45-story luxury condominium is rising at 60 East 55th Street, between Park and Madison Avenues in Manhattan.

The tower, which will be called Park Avenue Place, is being developed by Davis/RFR and is slated for occupancy in December. It will have 76 units in a variety of one-, two-, and three-bedroom layouts.

Architects Kohn Pedersen Fox Associates designed the tower featuring a majestic glass exterior. Skidmore, Owings & Merrill served as interior architects for the project, while H. Thomas O'Hara designed the lobby and the residences which range in size from 446 to 2,950 sq. ft.


Lofts under Construction

The Toy Factory Lofts, a condominium with 56 affordable luxury loft units in Downtown Brooklyn, is being built in the former Tudor Games Factory at 176 Johnson St.

The lofts will vary in size from 600 to 1,100 sq. ft., with 11.5-ft. ceilings and new 8-ft. wall-to-wall windows.

The lofts are being developed by Winchester Realty LLC and marketed by the Developers Group. Price for the units will start in the low $200,000s. The interior space was designed by Scarano & Associates Architects.
