New Condos Rising in Hudson Square
With AirTrain JFK open for business, construction of the
$316 million multi-modal Jamaica Control Center/Vertical Circulation
Building project moved into its final phase.
Tishman Construction Corporation and Bechtel Infrastructure
are serving as construction managers on the project. The 250,000-sq.-ft.,
7-story building under construction will allow passengers
to connect in Jamaica to AirTrain JFK, 740 daily Long Island
Rail Road trains, three New York City Transit subway lines
and a dozen local bus lines.
The VCB and the base building work on the JCC, which will
house administrative offices for the LIRR and the Metropolitan
Transit Authority Police on five floors, has been completed.
The final phase of construction entails building a mezzanine
bridge, having a segmented-arch, barrel-vault portal overhead,
which will link the public concourse to the LIRR and subway
lines.
Consultants Selected for Post Office
Project
The Empire State Development Corporation has selected a consulting
team led by architecture, engineering and consulting firm
HDR to provide development advisory services for the Farley-Moynihan
Station project. In addition to HDR, other key project team
members include Washington Square Partners and Economic Research
Associates.
The project team will assist ESDC in reviewing work completed
to date, analyzing markets, identifying and evaluating financially
feasible development options, exploring alternative financing
scenarios and selecting a developer.
The $1 billion project will expand the James A. Farley Post
Office building and link it to the current Penn Station across
the street. It includes a potential of 800,000 sq. ft. of
retail/commercial space, 250,000 sq. ft. of postal related
services, 300,000 sq. ft. of rail transportation improvements,
and 1 million sq. ft. of air rights. The revamped station
is expected to open by 2008 and will be part of the world's
largest transportation hub.
Chelsea Apartments under Construction
Construction is underway on a $120 million luxury apartment
building at 555 West 23rd St. in the Chelsea section of Manhattan.
The 337-unit project is being developed by Jeffrey E. Levine's
development company, Douglaston Development. Levine Builders
will serve as general contractor for the project. It is being
financed by Northwestern Mutual Life Insurance Company and
was designed by architect Stephen B. Jacobs. Leasing consultant
is Nancy Packes of Halstead/Feathered Nest and property manager
will be Levine affiliate, Clinton Management.
Construction is expected to be completed by April 2005.
Intrepid Project under Construction
Hudson Meridian Construction Group was named construction
manager of a $10 million Intrepid Sea Air Space Museum project.
The project will involve the construction of the Michael
Tyler Fisher Education Center at the fantail (stern) of the
ship, an approximately 18,000-sq.-ft. facility that will include
a 4,000-sq.ft. main conference room, several classrooms, restrooms,
new stairways, elevator, catering related facilities, complete
MEP systems and new finishes.
Construction began in winter 2003 and is expected to be completed
by summer 2004.
School Soundproofing Program Gets Funding
The Port Authority of New York and New Jersey approved $45
million for is school soundproofing program to create quieter
classrooms in schools located near airports.
The school soundproofing program is jointly administered
by the Port Authority and the Federal Aviation Administration
under the federal Airport Improvement Program. The FAA funds
approximately 80 percent of the program costs for schools
located near Newark Liberty International Airport, John F.
Kennedy International Airport and LaGuardia Airport, and approximately
90 percent of the costs for schools near Teterboro Airport.
The Port Authority funds the remaining.
