Harlem Project Announced

1800 Park Ave LLC and the Marriott Corporation announced plans to construct a 585,000-sq.-ft. mixed-use development including Class A office and retail space, as well as Harlem's first major hotel, a Marriott Courtyard.

The $190 million project is being developed by 1800 Park Ave LLC which includes developer Michael Caridi of Majic Development Group, and Raymond Caldiero, the former vice president and assistant to the chairman of Marriott Corporation and former vice president of Northwest Airlines. It is being designed by Enrique Norten of the architectural firm TEN Arcquitectos + Designgroup International. It will break ground in the first quarter of 2004 and is scheduled to open in December 2005.


Ground Broken on White Plains Project

Construction officially started on The Shoppes on Main, a $17 million redevelopment of the former Sears store at 275 Main St. in White Plains, N.Y.

Ivy Equities of Montvale, N.J. and Barrow Street Capital, a Manhattan-based pension fund advisor acquired the leasehold of the three-story, 270,000-sq.-ft. retail building and are embarking on a major upgrading and repositioning of the property.

The modernization project includes a complete electrical upgrade, a brand new heating and air conditioning system, new escalators, brand new tenant installations and a major garage upgrade, including new lighting, improved security and new traffic patterns. It is expected to be completed in the second quarter of 2004.



Law Firm Fit-Out Underway

The New York office of Gardiner & Theobald has assumed the duties of project manager for the construction of the new 380,000-sq.-ft. offices of law firm Clifford Chance US LLP at 31 West 52nd St.

Nearly two years prior to choosing a location for its offices, Clifford Chance retained Gardiner & Theobald in preparation for the move. In the new space, formerly the headquarters of Deutsche Bank, the law firm will have 14 floors of offices, as well as a state-of-the-art conference center and full-service cafeteria and catering facility for the staff. Anticipated move-in is May 2004. The Gardiner & Theobald team includes director Jonathan Andrew and project manager Antony John Biddle.

ICS to Build Medical Facility

Metropolitan Lithotriptor Associates, PC has selected ICS Builders, Inc. of New York, N.Y. as general contractor for the construction of its new facility at 222 Westchester Ave. in White Plains, N.Y.

The 5,600-sq.-ft. treatment center will replace Metro Litho's existing 2,100-sq.-ft. office at the same building. The construction phase, following a three-week period of pre-construction activities, was scheduled for completion in December.
