commentA former industrial building built in the late 1940’s and located at 6201 15th Avenue in Brooklyn is undergoing a top to bottom renovation in order to meet the corporate direction of its current tenant, the American Stock Transfer & Trust Co.
The 145,600-sq-ft, four-story office building which serves as Manhattan-based AST’s operations center will have interior and exterior renovations managed by Apogee Commercial Enterprises of Wayside, New Jersey with designs by Lerman Architecture based in West Long Branch, New Jersey. Interior renovations will include new space planning and redesign for all floors and office layouts as well as new finishes, furniture, utilizing natural light and heating and cooling systems that will be energy efficient. Lead free paints, green product carpeting, rubber flooring, and efficient water saving toilet and sinks will also be used in the interior. Exterior renovations will include the removal of the existing walls to create a new main entrance and utilizing low maintenance but high quality materials blended together such as energy efficient glass, insulated metal panels, aluminum siding and granite.
The difficulty in the redesign is that the building will remain occupied throughout construction so the removal of existing walls had to be carefully staged on a floor to floor basis. A full scaffolding was made to the exterior of the building so that workers could remove exterior walls from the outside. In addition, an interior wall was built approximately 15 ft back from the exterior façade and all existing walls within that space were then demolished. Employees and furniture were temporarily located onto other floors and will then be moved back once the exterior work has been completed.
Construction on the AST building began this past April. The approximate date of completion for all renovations which is based on the weather is either November or December 2010.
